Architectural Review
Planning a change to your home or lot? Here is what needs approval, the community requirements, and how to apply.
The CC&Rs prevail. The following is a summary of the requirements for modifications of homes within the community. Please consult the Covenants, Conditions, and Restrictions (CC&Rs) for precise wording. If there are any differences between this summary and the actual CC&Rs, the CC&Rs prevail.
Do I need approval?
- All modifications to homes and the property must be approved by the ARC.
- Routine maintenance, such as lawn care, does not require approval.
- Repainting a home the same color or reroofing a home with the same material does not require approval, though notification to the ARC is much appreciated to preclude misunderstandings.
Pre-approved: no ARC approval needed
- Removing a dead or dying tree or shrub.
- Replacing a mailbox. New mailboxes must be white and similar to the rest of the mailboxes on the street. Any other style of mailbox must be approved by the ARC.
- Repainting a home (door, trim, or windows) the same color.
- Installing impact windows.
- Installing a “French drain.”
- Replacing an existing fence with a fence of the same material.
- Replacing an existing driveway with a driveway of the same material.
- Installing a portable child’s swing set, a basketball hoop, or a monkey bar set. If any of these are installed “permanently” (such as with a concrete base), they must be approved by the ARC.
- Putting out temporary signs such as holiday decorations or children’s graduations. Real estate signs are permitted as long as they are four square feet or less.
- Replacing a driveway with the same material. If a change to a different material, such as pavers or marble, is desired, the sidewalk must remain the same material as the other sidewalks.

Committee review
The application is forwarded to all ARC members, and a copy may be provided to your neighbors on each side for comment. A meeting is convened to consider it. This takes at least 72 hours, and realistically a week to ten days.
Approval letter
If approved, you receive an approval letter. It states the start and completion deadlines for your project. You are responsible for any Palm Beach County permits, and dumpsters must be on your property, not the road.
